Florida Condominium Act

Official Records & Website Requirements

Florida Statute § 718.111(12) governs condominium-association official records. For qualifying associations with 25 or more non-timeshare units, subsection (12)(g) requires specified records and notices to be made available through an association website or mobile application, including a protected owner-only area for records that should not be public.

This public website is being developed alongside the Association's official-records process. Documents containing protected or restricted information should not be posted publicly and must be handled in accordance with the statute.
